Portfolio Update - February 2026

 The month of February 2026 as ended and it was quite the month! 

The prime minister of Canada travelled over seas to discuss trade opportunities to help Canada have better trade with other nations than it currently has at this point in time.

The cost of living continues to be a major issue for people across the globe. The last day of February and the first day of March was the beginning of conflict in the middle east. This led to the price of gasoline and diesel going up by large amounts.  Likely, other types of fossil fuels have increased in price.  So companies will pass on the higher fuel costs to customers. 

The S&P 500 has been down 3.23% over the last month and down 1.24% over the last 5 days.

The S&P TSX Composite index has been up 0.18% over the last month and down 3.56% over the last 5 days. 


Portfolio Activity

Margin Account Activity

On Feb 25, I purchased 175 shares of Loblaws Companies LTS ( Ticker symbol: L.TO ) at $63.45 CAD per share for a total cost of $11103.75 CAD. Currently, Loblaws pays a dividend of $0.141075 per share quarterly, or $0.5643 per share annually. The yield on cost for this purchase is 0.889%.  

This purchase adds $98.75 CAD to my annual dividend income.

On March 6, I purchased 100 shares of Ivanhoe Mines (Ticker Symbol:  IVN.TO) at $13.29 per share for a total cost of $1329.00.   Ivanhoe Mines does not pay a dividend. 

These 2 positions are not for long term holds. 
 
TFSA Activity

On Feb 24, I purchased 10 shares of Killam Properties REIT at $16.80 per share for a total cost of $168.00 per unit. Killiam Properties REIT pays a dividend of $0.06 per unit monthly, or $0.72 per unit annually. The yield on cost is 4.29%.

This purchase adds $7.20 CAD to my annual dividend income.

On March 6, I purchased 8 shares of Killam Properties REIT at $16.51 per unit. The yield on cost is 4.36%.

This purchase adds $5.76 CAD to my annual dividend income.

On Feb 11, I purchased 30 units of Allied Properties REIT at $10.20 per unit. Allied Properties pays a dividend of $0.06 per unit monthly, or $0.72 per unit annually. The yield on cost for this purchase is 7.06%.

This purchase adds $21.60 CAD to my annual dividend income.

On March 6, I purchased 2 units of Allied Properties REIT at $9.00 per unit. The yield on cost for this purchase is 8.00%.

This purchase adds $1.44 CAD to my annual dividend.

1 unit of KMP.UN @ $17.0539 for a total cost of $17.05 CAD (TFSA)

1 unit of SRU.UN @ $27.49825 for a total cost of $27.50 (TFSA)

1 shares of FTS.TO @ $ for a total cost of $26.70 CAD (TFSA)

1 unit of BPF.UN @ $25.65558 for  a total cost of $25.66 CAD (TFSA)

2 shares of EMA.TO @ $69.06549 for a total cost of $138.13 CAD (Margin)

1 unit of HHIS.TO @ $10.51585 for  a total cost of $10.52 CAD (TFSA)

1 unit of REI.UN @ $19.90177 for  a total cost of $19.90 CAD (TFSA)




I have some other positions with the DRIP turned on but might not have enough of a dividend to purchase a whole share. 

My Enbridge position directly with the transfer agent is set up to DRIP.  Around November 2018, Enbridge stopped their DRIP program.  If Enbridge decides to start a DRIP, then my shares will start to DRIP again automatically.  

Dividend Increases

On February 11, Manulife Financial Corporation (MFC.TO) increased their dividend from $0.44CAD to $0.485 CAD per share quarterly, or from $1.76 CAD to $1.94 CAD per share annually.  This is an increase of 10.23%.

I currently own 140 shares of Manulife Financial Corporation.  This increase adds $25.20 to my annual dividend income.

Dividend Decreases

There was no dividend decreases in the month of February 2026. 

Summary: 

As of March 7 2026, 
the total value of the portfolio is $346821.83 . This is a 1.481% increase over last month's total.

The portfolio is estimated to produce an estimate $13593.95 CAD in dividend income over the next 12 months. This is an decrease of $197.80 CAD , or 1.477%. Some of the dividends in the Canadian stocks section are paid in US dollars, which are converted to Canadian dollars.

Googlesheets is still not operating properly.  So, I had to manually enter the market value for the REITS, BEP.UN, and BPF.UN.

Any dividend increases or decreases in March 2026 will be included in the next portfolio update. 

Please Note: Positions in Restaurant Brands International (QSR.TO),  Brookfield Renewables Corporation (BEPC.TO), and Algonquin Power and Utilities (AQN.TO)  pay dividends in US dollars. Brookfield Renewables Partners (BEP.UN) pays distributions in US dollars. My investment tab spreadsheet displays the Canadian dollar equivalent within 15 to 20 minutes of real time.
